Design proposal
On the two design proposals that are to be used in making the building ,I propose to use the first one which proposes to build a 20 storey’s mixed use building which has 6 levels of podium at the basement for commercial and retail and the rest of it would be residential units ,while the second proposal development to be done on the building is for official use which for this case is not appropriate as the development plan to be used does not provide the codes that should necessitate it is use, therefore, I propose to use the first design proposal
Minimum Area/frontage requirements
The project on proposal is aimed for residential, commercial and rental purposes. It is to build using a very technical way which will include 20 storey rooms in which all of them ought to be diverse from one another. Out of the 20 storey rooms, 6 levels ought to be located on the podium which should be at the vault and this is expected to serve the commercial and rental purposes. In order to serve it is intended purpose and be able to achieve its goal, the building should have an established minimum coverage area that should be at the front part of the buildings (Holm, 2010).

The floor space between the rental premises and commercial with the residential will in one way offer privacy (Holm, 2010).Strict laws on the codes required regarding the area covered by the site and the floor area provided as follows. A site area with greater than 2000meter/square, the floor area should be 6.0*site area and the design codes should be Residential design-high density, centre design, Centre Performance and Amenity, the floor space should cover a maximum of 30% for the non residential users, and 90% for residential users.
Light and noise considerations
In a better view of the building, power extension services ought to be connected and this will reduce the renovation and repair services that would be caused by the petroleum products in the house. It enhancing much security a proposal is implemented which should ensure that the building has maximum security lights. Therefore the government has restrained and directed some specific sites that should accommodate such heights. The restriction by the law has merely been calculated in relation to the topography of the landscape for this enhances security of the people living within the building and outside the building. There are also some parts which storey buildings are not allowed (Holm, 2010).
Various design criteria
The statutes also dictate the design that ought to be used in designing the buildings which goes hand in hand with the fencing the building in order to inhibit trespass in the building. Fencing will also enhance security within the building. Environmental issues
Some constraints discourage development of such building in places where the climatic conditions are not favorable. Some environmental issues that may have been recorded for a long period of time may determine the structures that should be on certain areas. A site may have a history of being prone to landslides or even a region may be susceptible to earthquakes after a given period of time. This may be because of changes in weather or climatic condition that may fluctuate from time to time. The law thus enforces some restrictions that will dictate the design to be used in regard to some places (Holm, 2006).The approved council standard approved tree planting, lighting and foot path.
Boundary setbacks
In enhancing a definite security with the neighborhood, there are some statutory requirements that are proposed which defines the size and the length required for a considerate boundary.
