Proposed Method(s) of Analysis:
Iwilluse statistical analysis to address the possible “cause and effect” relationship between immigrant population and housing affordability. The immigration policy will also be introduced through detailed description to demonstrate how immigrant pattern changes cause the immigrant housing pattern.
Proposed Method(s) of Illustration:
The historical and recent statistics about immigration pattern, investment manner, and immigrant property transactionamount will be analyzed. Also, there will be research on how the construction industry reacts to the growing demand of real property due to immigration. I will also do research about how immigrants choose location, and compare to other locations, how housing price changes in these locations. I think it is also necessary to compare the number of properties owned between immigrants and local residents. Furthermore, there will be research to examine if the housing price is healthy according to income.
Expected Conclusions:
Immigration is a significant factorof Canadian demographics, and they are affecting many aspects of Canadian economy, including real estate market. Although the growth of the immigrants contributes to the development of construction industry, due to the immigration pattern changes, that more and more investors entered the real estate market, the demand of property is rising faster than it supposed to be. As the result, housing affordability is impacted.
